Buford Property Sold for 107% Of List Price In A Slow Market

In a slow market, I helped a seller get 107% of his asking price by leveraging a strategic approach. The home was listed at $520,000, and to generate interest in the sluggish market, we priced it slightly below the typical value for the area. We focused on staging, high-quality photography, and targeted marketing to buyers who were still actively searching. I also held an exclusive open house and created a sense of urgency by highlighting the scarcity of homes in that price range. Multiple offers came in quickly, and after careful negotiation, we accepted an offer at $556,400—107% of the listing price, all within 5 days.

Net Conyers Seller $18,000 More Than Zillow Estimate

The seller initially relied on a Zillow estimate, thinking their home would sell for around $450,000, and was ready to list it at that price. They were feeling uncertain about the market and didn’t want to overprice. However, after we met, I conducted a more detailed market analysis, showing that their home had much more value than Zillow’s algorithm suggested. I recommended a few strategic updates and professional staging, and we listed it at $455,000, slightly higher than they originally expected. Thanks to my targeted marketing and buyer outreach, we quickly drew in multiple offers. In just a week, we sold the home for $468,000—$18,000 more than they would have gotten if they stuck with the Zillow estimate.
